New Development Planned in Shorecrest

In the past few months it seems that the Miami real estate market is consistently in the news, as the market is continually evolving and changing.  A few months ago, the Miami Herald was reporting that the market for downtown Miami condos for sale has finally revived itself to be more like the always thriving market for South Beach condos or the market for Bal Harbour condos.  Now, they are publishing reports that the market for Miami condo rentals may be on the rise as well, as a large rental project is planning on breaking ground in Miami-Dade County.

Major developers Adler Group and ECI Group have joined forces in the developing of a luxury rental community.  The site of the new project is slated to be 7950 NE Bayshore Court, which is located in Shorecrest, an up-and-coming area near Miami shores.  The address was previously known as Mike Gordon's Seafood Restaurant, a formerly uberpopular establishment.  As the neighborhood is growing again, the demand for Miami rental apartments is on the rise.  Adler Group and ECI are planning on meeting this need with Oasis by the Bay, which will be a two tower community of one, two, and three bedroom units.  The developers are looking to create a modern, luxury condo community.  Currently, they have financing for the project, but are looking for permanent financing and construction before the project can get off the ground.  The site was previously slated for a similar project during the Miami housing boom.  Unfortunately, that project fell through, and developers are hoping to get everything squared away so that this does not happen again.  Ideally, the project will start by the end of the year, and will be completed by 2014.  Read more on the Miami rental project.  See more info on Miami condos for sale.

New Marlins Stadium Failing to Revive Real Estate Market

When real estate developers decided to tear down the old Orange Bowl stadium to build a brand new, state of the art stadium for the Miami Marlins (formerly the Florida Marlins), the idea was pitched as a way to revitalize the real estate market in the surrounding areas.  Built in Miami's Little Havana neighborhood, the $634 million Marlins Park was meant to bring a new energy to the economically challenged area by increasing real estate interests in the area.  Unfortunately, according to the Miami Herald, this is not occuring.

The Marlins Park neighborhood is generally defined as from the Miami River in the north, south to Flagler Street, and NW 22 Avenue to NW 8 Avenue.  Since the completion of the Marlins Park from January through April 2012, the neighborhood has seen only seven homes sold, three condominium units sold, and two rentals, with total projected transactions to be under 50.  These numbers are very comparable to the past several years, representing no significant increase, as was hoped.  In 2011, there were 45 total real estate transactions, in 2010 41, and in 2009 50.

One of the biggest factors that could account for these numbers is that the market is not typically what the current Miami home or condo buyer is looking for.  The largest faction of buyers today are international buyers who are almost single-handedly bringing back the market for Miami condos for sale.  These buyers, however, tend to stick to waterfront Miami condos in areas like Brickell condos or Miami Beach luxury condos for sale.  Little Havana does not meet the criteria that most of these buyers are looking for.

Downtown Miami at 93% Occupancy - What This Means for the Market

For several years the Miami real estate market has, like the rest of the country, been suffering from one of the worst market crashes in recent history, with record numbers of Miami foreclosures and vacancies in downtown Miami condos.  Recent reports, however, are showing that the market for Miami condos for sale is looking up again.  In fact, the results of an independent study of residential closings and occupancy commissioned by the Miami Downtown Development Authority show that, not only is market for downtown Miami condos improving, but it is actually one of the most dynamic markets in the entire country.  When the market was booming, there were an incredible number of building projects that were undertaken, and when the market crashed, there were an incredible number of vacant apartments for sale in downtown Miami.  Now, however, the occupancy of downtown Miami condos is at an astounding 93%.  Of the thousands of units built during the boom, once uninhabited, 84% have now been sold.  These numbers are shocking real estate insiders who are not seeing this rate of growth in other markets around the country, or in other markets in Miami-Dade County such as the Doral real estate market or the Homestead real estate market.

The study has published a number of figures, including rates of occupancy increase in specific condos for sale in Brickell and downtown Miami.  For example, in 2009 the occupancy of Epic Miami condos for sale was at just 17%.  Now, the occupancy stands at 89%, a huge increase.  Even bigger growth was seen in the popular condos for sale in ICON Brickell, jumping from a miniscule 5% in 2009 to its current 89%.  Likewise, Infinity at Brickell condos jumped from 12% in 2009 to a nearly full 98% today.  These huge numbers are seemingly unique to downtown Miami and Brickell, as similar numbers are not being seen elsewhere in the area.

So what does this mean for the condo market in Miami?  First, prices of downtown Miami condos for sale is on the rise.  On average, a condo in downtown Miami sold for about $370,000 in 2011.  This is nearly 6.5% higher than in 2010, and a remarkable 22% higher than in 2009.  As the market continues to improve, it is likely that these numbers will continue to increase.  Another implication of the upswing in the market is likely to be an increase, for the first time in years, in new construction in the area.  With buildings nearing capacity, we should see more development projects being undertaken in the upcoming months.  In fact, a number have already been announced in the area.  This should increase as well.  It is clear that the market for condos in downtown is in for some changes in the upcoming months.  Read more on Miami real estate.
